Valley Creek

Valley Creek Apartments is a 136-unit, 100% affordable senior housing community located on a 1.88-acre County-owned site at 620 E. Valley Parkway in the City of Escondido. The development is designed to serve homeless veterans, as well as extremely low-, very low-, and low-income seniors, with on-site services and supportive programming tailored to meet the needs of this unique population. Ideally situated between East Washington Avenue and East Valley Parkway, Valley Creek Apartments is within walking distance of public transit, medical services, senior-focused amenities, parks, and neighborhood shopping, providing residents with convenient access to essential resources and daily necessities. The project’s design thoughtfully balances density with neighborhood compatibility, creating a welcoming and sustainable living environment that promotes resident well-being and community connection. The development consists of two five-story residential buildings strategically positioned to break up the overall massing, preserve an appropriate scale, and enhance the pedestrian experience. Through quality design, supportive services, and a prime location, Valley Creek Apartments will provide stable, affordable housing and help seniors age with dignity in a connected and vibrant community. This project is funded by the County of San Diego, the City of Escondido, and by the U.S. Department of Housing and Urban Development (HUD) administered by the Housing Authority of the City of Oceanside.
